>> Okay. My name is Bill Smith. And I serve as the executive vice president of design and construction for AECOM Capital in Los Angeles California. My role is to manage. Right now we have 12 projects in the United States. So my role is to manage those 12 projects in a design and construction role with my staff of about 16 people. Well, we serve as the CO-GP, so we have equal ownership in the project and we each contribute either $10 to $30 million, us and the other partner. And then with that capital we'll retain an architect. We'll retain an interior designer. We'll retain a contractor during the preconstruction phase. And we will develop drawings through schematic design, through a design development, and then generally we develop a detailed budget based on that documentation that allows us to go out to the market and raise capital. Once that capital is raised, then we're responsible for the full management of the full construction of the project including move-in.
